Introduction
We've listed below some things you should
know & acknowledge about renting our “Country Home”. This
is a private family cottage and should be treated with the
same respect as if you were looking after a friend's or
relative’s house. Please leave our country home in the same
condition as you found it, that is leave it neat, clean,
orderly, including removal of your garbage & recycling.
Leave it as you would like to find it. This document, once
accepted by both parties, forms a legal contract. Please
read and understand it before signing your acceptance.

CHECK-IN AND CHECK-OUT:
Check-in time is 4:00 pm
Check-out time 11:00 in order to allow
time for inspection & cleaning.
GENERAL RULES
1. Guests are encouraged to bring their
own linens (bed sheets, pillow cases, & towels).
2. If it is not feasible (e.g., for
guests flying from afar), then guests may use the cottage
linens, but will have to ensure that all linens are washed,
dried and folded, prior to departure.
3. Outdoor footwear should not be worn
in cottage, particularly in any carpeted areas, and not
at all if muddy or wet.
4. No eating or drinking (even snacks)
in the living room or any carpeted areas of the cottage.
5. Sleeping on beds, sofas or sofa beds
without linens and pillow cases is not permitted.
6. If you have time on your hands, help
keep the place nice - water the flowers, pull weeds, clean
fire pit.
7. Smoking is absolutely prohibited
anywhere in the cottage, basement, or garages. If you smoke,
please ensure butts are placed neatly and safely in containers,
not thrown on the property.
8. Beer & wine in recyclable containers
only, or take your empties back with you please. Drink responsibly,
no drunkenness at anytime so as to prevent injury & damages.
No illegal drugs or weed whatsoever to be in your possession
at any time.
9. For Safety, glass objects (glasses,
bottles) are not permitted near the docks or waterfront
where people tend to walk in bare feet or swim.
10. Take garbage & recycling to Old
Kingston Rd dump – open Saturdays & Sundays & Tuesdays.
Township is very strict about garbage and recycling. Please
separate all recyclables in containers provided – glass,
metal, plastics, papers. Please ensure household garbage
is placed in clear bags as garbage is inspected by Bylaw
Officer at the dump to ensure recyclables are not thrown
with food waste.
BOOKING CONDITIONS:
1. The customer has the right to request
an inspection of the cottage prior to completing this application
& agreement.
2. The customer consents to the owners,
J. & R. Bulsara, or their agents verifying all credit information
and references provided in this application.
3. The maximum number of occupants using
the cottage premises shall not exceed 12 at any time, including
day visitors. Monetary penalties will be removed from your
security deposit at the rate of $50 per person per day or
part thereof.
4. The cottage owners or their representatives
shall be allowed access to the cottage at any reasonable
time during any cottage occupancy if the need arises to
access boats, tools & equipment, investigate a complaint,
or to inspect property.
5. In the event that any unreasonable
rowdiness or noise occur such that leads to complaints by
others, the customer shall vacate the premises immediately
and forfeit the balance of the prepaid rental.
6. In the country, cottages are often
visited by animals or insects. These creatures are a part
of nature. Precaution should be taken to prevent these visitors
from entering the cottage. Please keep doors and windows
closed at all times unless screened.
7. In seasons where the heat or air
conditioning is on, please avoid leaving windows and doors
open.
PAYMENT:
1. The cottage owners must be in possession
of this completed application & agreement form, and all
payments due in the form of certified cheques or money orders
before confirmation of the booking is granted.
2. If the customer books the cottage
six weeks or less from the beginning of the rental date,
the cottage rate must be paid in full by certified cheque
or money order. Otherwise, a deposit of 1/3 the seasonal
rent will be sufficient to hold the booking until that six
week period arrives. Weekend rentals must be paid in full
upon booking.
3. All NSF cheques will be subject to
a $50.00 plus GST processing fee. All payments are to be
made payable in Canadian Funds.
CANCELLATION POLICY:
1. If the cottage is struck by disaster,
or if it is sold prior to occupancy, then all contracts
will be NULL and VOID, and payment refunded with no penalties
to either party.
2. If the customer wishes to cancel
the agreement, he must notify the Owners in writing and
the following policy shall apply to all cancellations. a)
If the cancellation is six weeks or more from the beginning
of the cottage occupancy date, the owners will refund all
monies paid less a $100 cancellation fee. b) If the cancellation
is made six weeks or less from the commencement of the cottage
occupancy date, the owners will endeavor to re-book the
cottage for the same time period. If the owners are successful
in re-booking the cottage for the same time period, they
will refund all monies paid less the cancellation fee of
$100. If the owners can only re-book a portion of the time
period, then it shall refund only that portion less the
same fees. If the owners are unable to re-book the time
period at all, then all monies paid by the customer are
non-refundable.
$1000 SECURITY DEPOSIT:
1. By signing this contract you are
hereby assuming responsibility for any and all damage caused
by you or members of your group during the rental period,
including any pets. The cost of any security or damage caused
by the customer or his/her party will be deducted from the
security deposit plus a $50.00 processing fee.
2. The customer will be responsible
for any damage in excess of the security deposit.
3. Security Deposits will be returned
to the customer after the cottage owner has had reasonable
time to inspect the cottage and the phone bill has cleared
(normally 4-5 weeks is sufficient).
COTTAGE TELEPHONE:
1. The security deposit will be held
until after the telephone bill clears. Customers may use
the telephone free of charge for local calls. If long-distance
phone calls are made by the customer and appear on the owner's
telephone bill, amounts plus a $50 processing fee will be
charged to the security deposit and the balance returned
to the customer.
